Terms of Service

1. Who we are

TenantLine24 LLC ("TenantLine24", "we", "us") answers after-hours maintenance calls for landlords and property managers ("you"). These terms apply when you use our website, client portal and call answering service (the "Service"). By starting a free trial or using the Service, you agree to these terms.

2. What the Service does

• We answer your tenants' maintenance calls on nights, weekends and holidays, using live staff, automated phone agents, or both.
• We create a ticket for each call and send it to you by email, and by text message once text alerts are active on your account.
• We follow the emergency rules, contacts and vendors you give us. You can change them at any time in your client portal.
• We do not do repairs. We do not guarantee that a vendor or contact will answer, arrive or fix a problem.

3. Your responsibilities

• Give us accurate property addresses, unit counts, emergency rules, contacts and vendor details, and keep them up to date.
• Tell your tenants that their calls go to TenantLine24 and may be recorded.
• Make the final decisions about repairs, vendors and costs. You are responsible for your properties, your tenants and your obligations as a landlord.
• Keep your portal login private. You are responsible for what people on your account do.

4. Free trial, pricing and billing

• New accounts get a free first month (30 days). We will remind you before your trial ends.
• After the trial, your plan is billed monthly based on your number of units, at the price shown on our website or in your portal. There is no long-term contract.
• If you add units during a billing period, we charge the difference for the days left in that period. If you remove units, the lower price starts at your next bill.
• Payments are processed by our payment provider. Unpaid accounts may be paused until payment is received.
• We may change our prices with at least 30 days' notice by email.

5. Cancelling

You can cancel at any time in your client portal or by emailing [email protected]. Service continues until the end of your current trial or billing period. We do not refund partial months. We may suspend or end the Service if you break these terms, do not pay, or use the Service for anything unlawful.

6. Call recordings and transcripts

Calls handled through the Service may be recorded and transcribed for quality, training, and to create accurate tickets. A notice is played to callers. Recordings are handled as described in our Privacy Policy.

7. Text messages

If you give us a mobile number for alerts, you agree to receive text messages about your account and maintenance tickets. Message frequency varies with your call volume. Message and data rates may apply. Reply STOP to stop texts or HELP for help. Consent to texts is not a condition of purchase. We do not send marketing texts to your tenants.

8. Limits of our responsibility

We work hard to answer every call and pass on every ticket quickly, but phone networks, email, text messaging and other services can fail or be delayed. The Service is provided "as is". To the fullest extent the law allows, TenantLine24 is not responsible for property damage, injury, lost rent, or other indirect losses, and our total responsibility for any claim is limited to the amount you paid us in the 3 months before the claim.

9. Changes to these terms

We may update these terms. If we make an important change, we will email you at least 14 days before it takes effect. Continuing to use the Service after that means you accept the new terms.

10. Governing law

These terms are governed by the laws of the State of Wyoming, United States, without regard to its conflict-of-law rules.
